Parc On Summit Condominium Minutes - Board of Directors Meeting

Call to Order
Forrest Rode, President, called to order the Board of Directors meeting of the Parc on Summit Condominium at 6:30PM on Monday, October 22, 2012 at the Capitol Hill Public Library - 425 E. Harvard Avenue, Seattle, WA 98122.

Attending:

Matt Ayer - Treasurer
Ellen Hutchinson – Secretary
Joe Whiting - Member at Large
Dave Swanson – Resident Manager

Minutes
The August and September minutes were approved unanimously.

Amendment Votes Report
Forrest and Ellen reported that ballots were hand delivered to all units with outstanding ballots. Once the Board confirms the current tally of received ballots with Suzanne, in December they will begin calling owners with outstanding ballots.

Financial Report
Forrest, on behalf of Suzanne, reviewed that financials are in good shape. The cash account includes $32,043.00 from reserves that is designated for the elevator repair.

Resident Manager Report
David Swanson reported that in preparation for the scheduled electrical outage, precautionary measures were taken to avoid sprinkler flooding and LED lights were purchased for the hallways.

Owner Repairs
In review of two window repair requests, the Board determined that based on existing policies, the Resident Manager is authorized to repair external window hinges, but internal window handle maintenance is the responsibility of the owner.

Elevator Repair Status
Schindler Elevator Company are scheduled to start work on Tuesday, November 20th and based on original estimates, the earliest completion date would be mid-December. Steve will connect with them for a more detailed schedule.

Property Management Company Search
Joe will integrate the Board compiled interview questions into a formal Request for Proposal document and then Forrest will send the RFP to prospective companies in early December.

Unfinished Business
Forrest made a motion to approve authorizing the attorney to negotiate the Leckman's property line settlement, Ellen seconded and it was unanimously approved.
