Parc On Summit Condominium Minutes - Board of Directors Meeting
Call to Order
Forrest Rode, President, called to order the Board of Directors meeting of the Parc on Summit Condominium at 6:30PM on Monday, September 17, 2012 at the Capitol Hill Public Library - 425 E. Harvard Avenue, Seattle, WA 98122.

Minutes Approved
August Meeting Minutes approved unanimously.
Financial Report
Suzanne Heidema reviewed that the finances are in good shape and that the Association's Unit S-301 has been rented.
Building Manager Report
David Swanson reported that the garage door has been repaired.
Deck Project Report
Steve Wilson reported that the general contractor, Blue Wave, failed to pay their sub-contractors in a timely manner, which has delayed the finalization of our contract. In order to fulfill our remaining contract obligations, Steve made a motion to retain the attorney, David Burkett, for $1,000.00 to manage an inter-pleader process. The motion was seconded by Forrest Rode and unanimously approved.
Rear Building Landscaping Report
Steve Wilson and David Swanson reported that we are still on hold for replacing the fencing and adding landscaping in the rear of the building because of the continued property line litigation with our neighbors.
Balcony Repair Report
Steve Wilson reported that bids are beginning to be collected.
Roof Repair Report
Steve Wilson reported that our architect, Ralph Allen, has placed the roof repair investigation on hold because he overwhelmed with the Blue Wave repairs. Both roofs remain closed until further notice.
Property Management Search
Joe Whiting and Matt Ayers reported that they will compile potential interview questions based on the informational interviews they have conducted so far with prospective property management firms and then share them with the Board. The Board will schedule a special meeting to discuss the next steps in the hiring process.
