Board Meeting 02 2012

Parc on Summit Board Meeting Feb 23, 2012

Forrest called the meeting to order at 6:30.

Forrest moved to approve the January minutes. Steve seconded, all were in favor.

Financials
Suzanne reviewed the financial report.
As for the $4,000 outstanding homeowner receivable: Steve will check the statute of limitations and investigate legal action.
Suzanne is looking at possibly updating the reserve study in June and will get some quotes.

Property manager's report
Leckman suit: court date is July 2013. The plan is to waterproof as much as we can and leave the Leckman portion until then.
Our new architect is making good progress. Steve and Robin Cole are meeting with him weekly and like his aggressive approach to our problems.

Steve moved to ratify the decision to hire a new architect, Ralph Allen of Grace Architects. Joe seconded, and all voted aye.

The resident manager's report was sent in email and read to the board by Joe.

Homeowner issues
Ellen Hutchinson wrote with some compliments for the management team and some concerns. Michael will respond.

Follow-ups:
Garage insulation removal/pipe jetting: Joe will get bids from Sam, one for jetting and one for insulation removal. Dave will get a bid from Benito for just the latter.
Updates on roof leak (N506): Ralph and Steve went into the crawlspace above the unit but found no obvious leak. Ralph or some other architect might have to start up a new project to investigate further.
News on defective toilet: Steve has been talking to the adjuster. Dave is to supply some additional data.
Garage door has been repainted at the anti-graffiti company's expense.
Video surveillance signs have been installed.
Resident manager's computer: Suzanne to buy a new one at Best Buy.
Handbook for residents? Michael will collect suggested topics from board members and management.
Servicemaster bill ($2,800 for flood service): Dave is still contesting the bill with them.

Steve moved that the board indemnify a homeowner for $250 due to plumbing damage associated with the toilet installation. Forrest seconded. The motion carried unanimously.
