The Parc On Summit, a pet-friendly Condominium, was built in 1990 and consists of 76 residential units (a mix of studios, 1-bedroom, and 2-bedroom units) divided up in two buildings (Building I (North): address 1616 / Building II (South): address 1614). Residents enjoy secure entry and parking, as well as access to a rooftop deck with views of downtown, Queen Anne Hill and peek-a-boo water views. Located near Summit & Pine, The Parc On Summit is central to all that Capitol Hill and Downtown Seattle has to offer!

General Information

Fed Ex and UPS Packages
If you are expecting a package delivery to arrive while you are not at home, you may coordinate with Resident Manager, Anthony Supenia, to have him accept the package on your behalf during business hours 8 a.m. – 4 p.m.

Each unit has one assigned parking spot in the garage and space is compact. Please be courtesy in your parking by only using your space, keeping your car within the lines, and allowing room for drivers-side doors to be opened. Unauthorized vehicles will be towed. For safety reasons, make sure the garage door closes completely behind you and do not prop open the elevator doors and that you do not leave your clicker visible in your car. If you have any questions about parking or any issues regarding the garage, please contact the Resident Manager or the HOA Board.

Repairs, Remodels, and Maintenance
The Resident Manager provides routine maintenance of the buildings including cleaning common areas, landscaping, and handling removal of garbage. Unit owners are responsible for any repair, remodel, or maintenance within their unit, which would include bathroom repairs, kitchen issues, etc. and some construction does require HOA Board Approval so please plan accordingly. If there is a unit emergency, such as a flood, contact the Resident Manager immediately.

Each time a new renter moves in, there is a non-refundable fee of $200. The move-in fee is used for elevator inconvenience, clean-up, intercom reprogramming, touch-up painting, arrangements for phone and cable hook-up, etc. The Resident Manager must be provided with a copy of the lease or rental agreement prior to move in with the name(s), phone number(s), and information regarding the tenant(s) and tenant's automobile(s) to be parked in the garage. This is important in case of emergencies and to provide information regarding rule changes, meetings, etc.

BBQ and Common Spaces
The Parc owns a grill that is available for use by any resident on the patio between the buildings or behind the building as well as on the roof-top decks. Simply contact the Resident Manager for more information about scheduling. Residents are welcome to enjoy the patio areas, but please be respectful to minimize noise near windows and to keep smoke away from the buildings.

Dogs, cats, and other conventional household pets that are a maximum weight of 35 pounds are allowed, with a $200 non-refundable pet fee. Please be courtesy of your neighbors and leash pets in the hallways, obey pooper-scooper law, and keep noise or running around to a minimum. The Board can have a pet removed if they are disturbing other unreasonably. If you are a renter, please have your landlord connect with the Resident Manager to process the pet fee.

In September of 1998, the Parc On Summit made the news when it went up in flames. The cause was categorized as accidental due to embers of a cigarette or barbecue grill dropping on the rooftop deck. Damage done: $300,000.00. So Smokers: Please refrain from smoking on the rooftop deck. And BBQ'ers: The electric grills on the roof are the only grills allowed for BBQing on the roof.
